About Us

Dennis Fok Design Ltd was incorporated in Hong Kong as an interior design company in 1987 by Dennis Fok MA (Leicester) MCSD with the aim of providing its clients with professional design services and contracting management specializing in hotel, commercial, retail and residential projects to suit the specific needs of each individual Client. Most importantly - uniqueness.

Under the directorship of Dennis Fok and assisted by an associate and an administration manager, both the design and administrative aspects of each individual project are completed in the most professional manner and gaining most compliments from the Clients served, as the Company firmly believes in personal services and professionalism.

霍偉祺設計事務所乃在香港成立的專業設計有限公司。於一九八七年由霍偉祺先生(英國李斯特學院設計系碩士)本著創新及成熟典雅的設計意念及絲絲不苟的監控原則來服務酒店、商號、辦公樓及名宅等著名設計工程。

Implementation of Design 設計工作定義

In order to ensure that the intentions of Dennis Fok Design Ltd are fully and properly understood by the Client,the following pattern of responsibilities are identified.

DFDL will provide the design drawings and schedule and services as set out in the Design Agreement.

Should DFDL is requested by the Client to design any areas in addition to those specified in the Design Agreement, DFDL will be pleased to negotiate with the Client separately.

All schemes, sketches may be prepared in any location that DFDL deems fit, but at all times appropriately co-ordinated with the Client.

All design drawings shall become the property of the Client. However, DFDL will retain the copyright of all his designs, and the Client shall not, without the express permission of the Designer, use or permit to be used such designs for any other purpose than that covered by the Design Agreement except for replacement or expansion within the Project.

DFDL will not issue any instructions to any persons, party or company to carry out any works, supply any goods, or perform any services (except the supply of free samples or free advisory services) or accept any tenders without the express consent of the Client.

Minutes of all relevant meetings (whether attended by DFDL or not) will be forwarded to DFDL and will be read as confirmation of any decisions reached during such meetings.

The Client shall furnish DFDL with full information as to his design requirements and shall furnish DFDL with all such other information as shall be pertinent to the creation and carrying out of the Project DFDL will recommend and assist in the selection of the following for the specified areas:

Loose furniture
Ornaments
Door handles
Locks
Telephones
Light switches
Electrical socket outlets and plugs

DFDL will nominate specialist suppliers and installation contractors who in their experience are particularly suitable in capacity and standard to provide and install specialist items. The nomination of such suppliers is subject to agreement by the Client.

為了令客方清楚明白設計師工作的原旨，以下解釋為:

設計師只進行室內設計合約內所訂明的工作。
若有超越所訂明的工作，此等工作將另行商討。
所有岡表及設計，設計師可在任何適當地方進行直到認為該工程上需要為止。
所有工作圖則的版權均屬於設計師及其公司所有，客方在未經本公司書面許可下，不得將此工程之所有圖則轉讓、抄襲或用作其他工程(用作此工程日後之擴展除外）。

未經客方書面同意下，設計師不會下達任何指示給任何人物、團體及公司去執行任何工作、供給任何物料、任何服務及招標任何工程。(免費樣板及具建設性的意見除外)。

任何會議紀錄(不論是否由設計師發出與否)，都必需經由設計師審核，而所有經已批核的會議紀錄，都具有法律約束力的工程指標。

客方必須與設計師台作，提供所有對工程有用的相拂梵料，為求工程能如期竣工。

設計師會就下列各項物件協助客人選購及作出建議。

插座及插頭

設計師會與客方商討聘用合標準的承建商與物料供應商以進行本工程的建造與安裝工作。

Project Sequence 設計工作程序

Appointment & Scope of Work 設計合約大綱

In confirmation of the engagement of design services, a Design Agreement will be prepared stipulating that the Client engages Dennis Fok Design Ltd to provide, and DFDL will provide the services set out as a Designer and Consultant on interior design matters in relation to the specified areas of the Project in accordance with an agreed time schedule.
DFDL will develop plans, colour schemes, furniture specifications and furnishing specifications to the approval of the Client.
DFDL will at all times consult with and coordinate with the Client's Engineers and other necessary parties in order to create an integrated design.

以落實設計工程合作，霍偉祺設計事務所會草擬一份設計合約，訂明客方聘請設計師進行，設計師同意在預定期間內執行室內設計願間工作。
設計師將會完成平面岡、彩色透視腿、顏色機板、傢俱分類及材料分類。
設計師將會與各工程內之各行願岡商討有腳工程的各項問題，以達致充份照顧各方的工作。

Planning & Conceptual Design 設計初步組織思維

This preliminary design phase involves that DFDL will consult with the Client to establish design and function criteria, and will incorporate the Client's requirements and recommendations in the schematic designs.
On being instructed by the Client, and based on the schematic plans, DFDL will develop preliminary layouts, colour schemes, and furniture sketches, sufficient to show the basic concept of the design. These preliminary layouts will incorporate the Client's requirements, and the required building services as advised by the Client's Engineer.
DFDL will prepare cost estimates (in Hong Kong prices) for inclusion in a budget to be approved by the Client.
All drawings, materials and costs shall have been submitted to the Client for approval before conclusion of this stage.

設計師與客方訂立設計大綱，要求與建議。
在客方同意後，設計師繼續進行平面、顏色、傢俱設計，此等資料將足以表達初步設計原則。其內應己包括客方及各顧問之意見。
設計師亦會擬定一份初步港元工程預第方案，以供客方參考。

Working Drawings & Tender Documents 工作詳圖

Upon receipt of the Client's approval of the preliminary designs, and upon receipt of all the necessary Consultants' information, DFDL will proceed with the preparation of final working drawings, charts and specifications, and prepare documents for tender, which will act as a basis for purchasing and installation on site.
The drawings will incorporate the necessary facilities required for the operation of the Project including location of lighting, air conditioning,telephone, TV,radio, electrical, plumbing and sound system outlets, as developed by the Client's Engineer or Consultants.
On completion of this stage, a complete set of all documents will be submitted to the Client.

在得知客力完全同意初步設計後，設計師會為客方繼織進行設計施工詳圖。(設計師將負葉設計施工草圖及大樣圖)。以此同時設計師亦會草擬招標工程文件。
上述圖則應包括燈光、冷氣、電話、收音器材、電機、音嚮及水管等的外接位設計，並得各顧問的幫助完成，但設計師不會進行任何上述的工程項目的內置線路，管道等圖則。
客方於此階段完成後將會收到一份完整的詳圖副本。

Tendering & Award of Contract 投標審批

DFDL will draw up tender lists of suitable contractors for each work section for approval by the Client, and shall issue tender documents to the approved list of tenderers.
DFDL will, on receipt of the completed tenders, evaluate the tenders and report to the Client with recommendations for the award of contracts by the Client, including any negotiations requested by the Client.
DFDL, on being instructed by the Client, will award the contracts and establish a commitment for the programming of the works by each Contractor.

設計師將會提識合適的承建商給客方審批，也會聯絡及供應回件給各承建商作投標參考。於收回標蕾後，設計師會審評比較各公司之投標價錢及報告客方，也會作適當的提識及商討。
設計師在收到客方提示之下會授權成功之承建商及製訂合約及工程工序時間表。

Supervision & Inspection 地盤監理及視察

DFDL will make normal periodic visits to the site and the works of the Contractors and Sub-contractors as may be necessary to ensure that all work carried out in connection with the interior design of the Project is performed according to the drawings and specifications.
DFDL will make periodic valuations of materials on site and work completed, and recommend to the Client,interim payment certificates and final account moneys' due to the Contractors.
DFDL will be responsible for on-site supervision, and to effect liaison with the Consultants, Engineers, Contractors and Sub-contractors for the works in the specified areas.

設計師將會進行最少每月四次之地盤視察，以監察所有之工作情況，以配合整個設計的情況以達至完美。
設計師將會於每階段評審工程物料進度，提議客方依據台約按階段履行付款。
客方與設計師就所訂下的地方範圍會與各顧問包括機電、水，消防等及各承建商進行合作研討。

Project Implementation 工程完成程序

On practical completion of the Project, a hand over inspection will be held between the Client and DFDL. Finally, a defect list will be established for the Contractor's rectification.
This stage shall be deemed to have been completed when the works have been handed over to the Client.

在整個工程基本完成後，方與設計師會進行聯合考察，將缺點表格做好以便各承建商執行修好。
當缺點執好後，此工程便當整體完成。以便交付客人接收。
